The Hilton Hotel Corporation has announced a €100 million franchise agreement which will see the creation of an up-market golf and spa resort near Dalaman, a rapidly developing tourist area on Turkey's Mediterranean coast.
The 384-room Hilton Dalaman Golf Resort & Spa, located on the Blue Flag-awarded beach at Sarigerme, will open at the end of 2009 and boast its own spa complex and 18-hole golf course.
"This announcement will be a major boost for the property market in Dalaman, with the area's developing tourism infrastructure, including this international golf resort, having a very positive affect on local demand and property values," says Dominic Whiting, editor of the Buying in Turkey guide.
High-quality apartments actually overlooking the golf course and beach are currently available for £95,000; villas from £135,000. These values are expected to rise significantly as the Hilton resort comes online next year, with Dalaman also boasting easy access from the UK via a growing number of charter flights to its recently expanded airport, which is now the country's third largest.
According to Hilton, the golf and spa project in Dalaman, which is the company's first resort in the country, marks the beginning of a period of expansion in Turkey, which has one of the world's fastest growing tourist industries with over 24 million visitors expected by Turkish officials this year.
"We plan to increase our investments threefold in this strategic market with in five years, and this investment is extremely exciting for our company, "says Wolfgang Neumann, president of Hilton Hotels Europe.

The turkish property market:

A vast and diverse country that straddles Europe and Asia, Turkey is blessed with some of the best coastline in Europe, especially in the country’s southwestern corner where the Mediterranean and Aegean Seas meet.

Primarily because of the low property prices – Turkey has received favourable comparisons with the Spanish property market in the 1970s – the country is touted as one of the next hot spots by aficionados. Agents Knight Frank predict property prices will increase by 12.5% in 2007, placing Turkey in its top 10 best markets for this year.

Already, easyJet flies to Istanbul, the biggest city, which has become very fashionable in the last couple of years. Trendy Western-style bars and clubs have opened up alongside the more traditional Turkish cafés for which the city is best known. The fusion is an intoxicating blend, one that is becoming ever more attractive to foreign buyers because of recent changes to Turkish mortgage law.

The reforms – which were recently passed by the Turkish parliament and came into effect on 1 January 2008 – will facilitate mortgages at affordable rates for the first time in the country. Consequently, it is estimated home ownership numbers will increase from the current 4.5% to 12% by 2015.

"The new legislation will dramatically impact on the property market and marks a major step towards improving access to the property market for the smaller number of overseas property investors interested in Turkey in 2008,” says Simon Tweddle, head of research and analysis at Property Secrets.
“With current demand already outstripping supply in some areas of the country, and its sizable population of 70million on the increase, the market is primed to see property price growth. Demand for affordable property is at its highest level ever, with an estimated need for seven million homes over the next 10 years.

The foreign purchase for private and commercial investors is open again since Summer 2008.
